We initially identified the site which was allocated for a school in the past and having negotiated with the vendors for some 12 months, the option was exchanged in the late 90’s. The site - although greenfield, is very sustainable and is set 400 metres from the High Street.

Promotional work commenced and the site was finally allocated by the Inspector for Small Sites Allocations in November 2007, this was ratified by Mid Sussex District Council in April 2008.

Detailed discussions ensued with Mid Sussex District Council over the layout, with the usual reports into ecology, highways etc. A detailed planning application was formulated and submitted to MSDC. This was presented to Committee in June 2008; a robust, 93 page report was prepared from the Officers. The Committee however, refused the application on the grounds of design.

Meetings with The Urban Design Officer at Mid Sussex District Council continued incorporating design requirements into the scheme, which was set for Committee on the 10 November 2008.

The public gallery, as on the previous occasion, was well-attended by objectors who applauded their own consultant when they believed points were scored. Further presentations ensued by our client’s consultant and consent was finally granted, subject to the Section 106 being completed.
